San Ramon Roofing: The HOA Matters More Than the City Permit

San Ramon HOAs matter more than the city permit. Most neighborhoods require color and material pre-approval, and plenty of San Ramon homeowners have learned the hard way that the City of San Ramon's green light doesn't override the Windemere or Gale Ranch architectural standards. We've seen projects come to a full stop two days into installation because the HOA inspector drove by and didn't recognize the shingle profile.

San Ramon is different from Lamorinda or Alamo in one significant way: most of the housing stock is young. Dougherty Valley, Windemere, Gale Ranch, and Canyon Lakes all went up between roughly 1995 and 2015. That means the original roofing is still on many of these homes, and we're right now at the leading edge of the first replacement wave. The oldest Dougherty Valley builds are hitting 28-30 years old. Their architectural shingles are at end-of-life. Their concrete tile is fine but the underlayment isn't. That's the San Ramon project queue for the next decade.

Our Roofing Work in San Ramon

We've been working San Ramon since 1988. Back then, "San Ramon" meant the Westside neighborhoods around Crow Canyon Road, older 1970s-80s homes that looked more like Alamo or Danville than the master-planned communities that came later. Those Westside homes are now our most straightforward projects, simple ranch roofs without HOA complexity.

Earlier this year we did a Dougherty Valley concrete tile lift-and-relay on a 2000 build. The tiles were sound but the 24-year-old underlayment was done. The homeowner's neighbor had gotten a $68,000 quote from a big-name contractor for "full tile replacement." We came in at $38,000 for the lift-and-relay, reused 96% of the original tile, and delivered functionally the same result. The neighbor saw the project, asked to see our invoice, and signed us for his house the next month.

And in late 2023 we did a commercial project at a Bishop Ranch-adjacent office building, a 22,000 sq ft flat roof with TPO replacement over a failed built-up roof. Bishop Ranch isn't residential work, but the proximity to San Ramon's corporate campus means we do more commercial work here than in most of our Lamorinda territory. San Ramon Climate and Failure Patterns

San Ramon gets about 18 inches of rain annually, drier than most of Contra Costa County because of the valley's rain shadow from the Dublin and Las Trampas ridges. Summer highs regularly run 92-98°F through July and August. The climate is hot, dry, and well-suited to most roofing materials. The failure patterns we see are almost entirely age-driven rather than climate-driven:

  • First-generation architectural shingle reaching end-of-life on Dougherty Valley, Windemere, and Gale Ranch homes from the late 1990s and early 2000s. The main replacement wave starts now.

The bigger process is almost always the HOA. Windemere, Dougherty Valley, Gale Ranch, and Canyon Lakes each have architectural review committees that require:
