It usually starts with a coffee-colored ring on a bedroom ceiling. A homeowner in Walnut Creek called us last month at 6:47 a.m. — the first real storm of the season had just rolled through, and a stain the size of a dinner plate had bloomed overnight above her kid's crib. We had a crew on her roof by 9:30, found the actual culprit (a cracked vent boot three feet uphill from the stain), and sealed it with a replacement Perma-Boot before lunch. Total cost: $485. The ceiling drywall cost her more than the roof fix did.

That's how most repairs go around here. The leak you see on the ceiling is almost never directly below the problem on the roof. Water travels along rafters, drips down felt, and picks a random nail hole to come through. What Roof Repair Actually Involves

A lot of homeowners think "roof repair" means slapping a new shingle on and calling it done. Real repair work is diagnostic first, mechanical second. When we show up for a leak call, the first 20 minutes are spent figuring out what's actually failing. The shingle you can see from the driveway is rarely the problem.

Our repair scope covers everything short of a full re-roof: isolated shingle replacement, ridge cap repair, valley rebuilds, chimney flashing replacement, skylight reseals on VELUX and Fakro units, pipe boot swaps, drip edge repair, soffit and fascia patch-ins, and decking repair where a small section of plywood has rotted. If the fix needs more than about two squares of new material or any structural framing, we shift the conversation toward partial or full replacement because the math changes.

We carry GAF Timberline HDZ and UHDZ, CertainTeed Landmark and Presidential, Owens Corning Duration, and Malarkey Vista AR shingles on our trucks in the most common colors. When You Actually Need a Repair

Here's the honest list of things that mean "call a roofer this week" versus "it can wait":

• Active interior leak. Obvious one. Water on drywall is already past the point of cheap fix.
• Flashing failure. The silvery metal around your chimney has pulled away, rusted through, or separated from the shingles. Chimney flashing is the number one leak source we see in Concord, Pleasant Hill, and Martinez.
• Wind-lifted shingles. After a Diablo wind event, walk your yard. If you find shingle tabs on the lawn, you've got exposed nails up there and rain will find them.
• Valley wear. Dark streaks or bare spots running down a roof valley mean the granules are gone and the mat is next.
• Skylight seal failure. Water staining the inside of the skylight well usually means the flashing kit has failed, not the glass.
• Vent boot cracking. The rubber around plumbing vent pipes UV-cracks at about the 10-year mark. Cheap to fix, expensive to ignore.
• Ceiling stains after storms. Even if the stain dries out, water got in somewhere. It'll come back.

We see the same patterns weekly. Wind lifts tabs on the windward slopes in Walnut Creek and Orinda. Chimney flashings fail in the older Lafayette and Moraga homes with brick chimneys built in the 60s and 70s. Skylight seals give up around year 15 on VELUX units installed in the Pleasanton tract builds from the late 90s. If any of those match your house, you're probably due.

2. Written estimate. Line-item scope of work with material, labor, and warranty spelled out. No verbal guesses.
3. Scheduled repair. We show up with the right material on the truck. Most repairs wrap in one visit.
4. Water test. Before we leave, we run a hose over the repair for 15 minutes and check the attic or interior for any sign of leakage. If it shows up, we're not done.
5. Documentation. You get before, during, and after photos plus a written workmanship warranty the same day.

Code and Permit Requirements

Most repairs fall under CRC Section R105.2, which exempts work under 100 square feet (one roofing square) from the permit requirement. That covers the vast majority of leak fixes, flashing work, and vent boot swaps. You don't need a permit, and we won't pretend you do.

Anything larger triggers CRC R908 (re-roofing provisions), which means we file for a permit through whichever jurisdiction your property sits in — city of Concord, Pleasant Hill, Walnut Creek, Martinez, the unincorporated Contra Costa County portal for Alamo and Blackhawk, or Alameda County for Castro Valley and San Lorenzo.

If you're in the Very High Fire Hazard Severity Zone — the hills above Orinda, Moraga, Lafayette, the Berkeley and Oakland ridgelines, and chunks of Danville and Alamo — repairs that expose more than a small area of the roof assembly fall under California Building Code Chapter 7A. That means Class A fire-rated materials, ember-resistant vent treatments, and documented compliance on the permit. We check the CAL FIRE FHSZ map for every address before we quote, so you won't get surprised halfway through the job.

• Minor repair ($450–$1,200) — single pipe boot, a few shingle replacements, isolated flashing patch. Two to eight hours on-site. About 60% of our repair work lives in this tier.
