Your Roof's Drainage System Is 40% of Your Water Protection

A 2,500 square foot roof sheds somewhere between 25,000 and 40,000 gallons of water in an average East Bay winter, and every one of those gallons has to go somewhere. With properly sized and properly installed gutters, they run to your downspouts, through an extension or buried drain line, and away from the foundation to the street or a yard drain. Without gutters, or with the wrong gutters, those same 30,000 gallons hit the ground at the base of your foundation, saturate the soil against the footing, and slowly do exactly the kind of damage that takes ten years to show up and $40,000 to repair.

We install gutters on roughly two hundred East Bay homes a year, and the mistakes I see most often on the homes we didn't do are always the same three: wrong size, wrong downspout layout, and wrong material for the application. Let's walk through what we actually do when we install a gutter system right.

What We Install

K-style (most common). The K-style profile has a flat back and a front face shaped like the letter K in cross-section. It's what 90% of East Bay homes built after 1960 use, and it's what we install most. Available in 5-inch and 6-inch widths, rolled on-site in seamless runs from pre-finished aluminum coil.

Half-round. Classic profile for Craftsman bungalows, Tudor revivals, Spanish colonial, and Victorian homes where the K-style looks wrong against period architecture. We install half-round most commonly in copper (for homes where the owner wants the patina over time) and occasionally in painted aluminum. Copper half-round requires soldered joints and copper hangers.

Box gutters. Larger-profile rectangular gutters, typically used on commercial buildings, mid-century modern homes with flat fascia boards, and occasional residential applications where the roof discharge volume exceeds what a K-style can handle. We fabricate box gutters from 26-gauge galvanized or .032 aluminum.

Materials We Use

Aluminum seamless (standard residential). .032-inch gauge pre-finished aluminum coil, rolled on-site by the gutter machine. 20+ colors, corrosion-resistant, lightweight, handles the East Bay's mild climate for 20-30 years without maintenance beyond cleaning. This is what we install on roughly 90% of residential jobs. Englert and Amerimax are our primary coil suppliers.

Copper. Solid copper half-round or K-style. Starts bright, patinas to brown in 2-4 years, then to the characteristic verdigris green over 8-15 years. Soldered joints (not riveted), copper hangers, copper downspouts. Service life is 50-80 years — long enough that the homeowner buying copper today is making a one-time decision. Cost is 3-4x aluminum. Best fit for Craftsman, Tudor, Spanish, and custom homes where the gutter is part of the architectural statement.

Galvanized steel. Heavier and more rigid than aluminum. Handles impact better — relevant for properties with falling oak limbs or eucalyptus debris. Available painted. We specify galvanized for commercial applications and the occasional hillside residential where we want the extra strength.

Zinc. Uncommon but we install it when asked. Similar aesthetic curve to copper (patinas to a soft blue-grey) but at about 60% of the copper price. Excellent choice for contemporary architecture.

Gutter guards. MasterShield and Gutter Helmet are our primary micro-mesh options. K-Guard is our integrated hood-and-gutter system for homes where the existing gutter needs replacement anyway. LeafGuard (the one-piece integrated system advertised on TV) is a different product we don't install — we use component systems we can repair or replace in sections.

Sizing and Downspout Layout

This is where most gutter installations go wrong. The common mistake is running a single downspout at each corner of the house regardless of the roof area that drains to it.

5-inch K-style handles about 5,520 square feet of contributing roof area at 2 inches per hour of rainfall with proper slope and downspout layout. 6-inch K-style handles about 7,960 square feet — roughly 44% more.

For most East Bay homes, 5-inch is fine. For homes in the wet hills — Oakland hills, Berkeley hills, Lafayette, Orinda, Moraga, San Rafael, Kensington, El Cerrito hills — we usually spec 6-inch because the rainfall intensity in those corridors during an atmospheric river routinely exceeds 2 inches per hour. The 6-inch gutter costs maybe 20% more and keeps water from overflowing during the exact storm events that cause the most damage.

Downspout layout follows a simple rule: one downspout per 40 linear feet of gutter, minimum. Long runs with single downspouts overflow in the middle during heavy rain because water can't get to the outlet fast enough. We add downspouts as needed rather than stretching the rule. Downspouts themselves come in 2x3 (standard residential) and 3x4 (oversized, recommended for 6-inch gutters and heavy-debris areas). We use the larger size whenever debris is a factor because the narrow 2x3 clogs first.

Drainage termination is the last mile. Downspouts need to get water at least 6 feet from the foundation, and 10+ feet is better. We install splash blocks, elbow extensions, or buried corrugated drain lines depending on the site. For homes with expansive clay soil (which is most of the East Bay), poor grading, or foundation concerns, buried drain lines to the street or a dry well are worth the extra cost.

Code Requirements

CRC R801.3 requires that roof drainage discharge at least 6 feet from the foundation or through an approved drainage system. Many East Bay jurisdictions enforce additional grading requirements at the permit level. Splash blocks or extensions are required by code — they're not optional.

For WUI fire zones (large parts of the Oakland, Berkeley, Orinda, Moraga, Lafayette, Danville, Alamo, San Ramon, and San Rafael hills), California Building Code Chapter 7A requires noncombustible gutters or gutters with ember-resistant gutter guards. Plastic gutters don't meet this requirement. Aluminum does.

Gutter installation doesn't usually require a standalone permit in most East Bay jurisdictions when the work isn't part of a larger re-roof, but cities vary — we check at permit time and file when needed.

Our Installation Process

Step 1: Assessment and measuring. We walk the property, measure every eave, calculate the contributing roof area for each gutter run, identify the best downspout locations, and inspect the fascia board condition. If the fascia is soft or rotted (very common on East Bay homes over 20 years old), we price fascia replacement into the job — hanging new gutters on bad wood is a short-term decision we don't make.

Step 2: Fabrication on-site. The truck-mounted gutter machine rolls aluminum from a coil into continuous seamless runs cut to exact length. Inside corners, outside corners, and end caps are fabricated from matching material and riveted with butyl rubber sealant at the joint. Copper joints are soldered rather than riveted.

Step 3: Hanger installation. We use hidden hangers — aluminum or steel brackets concealed inside the gutter, screwed through the back of the gutter into solid rafter tails at 24 inches on center. Not spike-and-ferrule (which pull loose within a few years). Not nail-on (which pulls through soft fascia). Hidden hangers distribute load across the rafter tail and hold the gutter profile against the weight of water and debris.

Step 4: Slope setting. Gutters need positive slope toward downspouts — 1/16 inch per foot is the minimum, and it's invisible to the eye. We set slope with a laser level before fastening.

Step 5: Downspout assembly. Downspouts attach with color-matched straps anchored every 6 feet maximum. Elbows at the gutter outlet and at the wall are sealed with butyl. Downspout boots at grade receive splash blocks, extensions, or buried drain connections.

Step 6: Water test. Before leaving, we run water through the complete system and verify positive flow to every downspout with no overflow and no pooling. If something's off, we adjust before we leave.

Frequently Asked Questions

Why seamless instead of sectional gutters?

Sectional gutters sold at big-box stores come in 10-foot pre-cut pieces joined by lap splices every ten feet. Every splice is a leak point and a debris catcher. Seamless gutters are rolled on-site from a continuous coil of aluminum to the exact length of each run — the only joints are at corners and downspout outlets. Fewer leak points, cleaner appearance, longer service life.

What size gutters do I need?

It depends on roof area, pitch, and local rainfall intensity. A 5-inch K-style handles roughly 5,520 sq ft of contributing roof area at 2 inches of rain per hour. Most East Bay homes under 2,500 sq ft are fine on 5-inch. Larger homes, steep pitches, and properties in heavy-rainfall corridors like the Oakland and Berkeley hills, Lafayette, Orinda, and San Rafael benefit from 6-inch gutters. We calculate the sizing from your roof plan — we don't guess.

Are gutter guards worth it?

In the East Bay, almost always yes. Neighborhoods with mature coast live oak, Monterey pine, and eucalyptus drop so much organic debris that unguarded gutters clog twice a year, minimum. Micro-mesh guards (not foam inserts, not screens, not reverse-curve surface-tension guards) block everything down to fine grit while handling 20+ inches per hour of rainfall. They pay for themselves in 5-7 years in eliminated cleaning costs and prevented fascia damage.

What happens to the water after it leaves the downspouts?

By default, downspouts terminate with splash blocks or elbow extensions directing water 2-3 feet from the foundation. For properties with expansive clay soil (most of the East Bay), grading issues, or foundation concerns, we install buried corrugated drain lines that route water 10+ feet from the house to the street, a dry well, or a rain garden. CRC R801.3 requires roof drainage be directed away from the foundation.

Can you match my existing copper patina?

New copper starts bright and develops its green patina over 8-15 years. There's no way to fast-forward that look without chemical weathering agents, which we don't recommend because they're inconsistent and often damage the protective oxide layer. If you're adding new copper to an existing patinated system, plan for a few years of visible color contrast. Most homeowners decide it's worth it.

How long does installation take?

For a typical East Bay residential installation (150-220 linear feet), we're usually done in 4-8 hours. Larger homes or copper installations with soldered joints take a full day. We schedule installations year-round and don't wait for 'gutter season.'

Gutters Don't Fix Grading Problems

If water pools against your foundation, new gutters help but they don't solve the root cause. If your yard slopes toward the house, you need regrading or a French drain system first, and gutters make a meaningful difference only after the grading is right. We'll tell you honestly whether gutters alone will solve your water problem or if you need to talk to a drainage contractor first. We don't sell gutters as a fix for something they can't fix.
