Here's how we describe Fremont to new crew members: it's five cities in a trench coat. Centerville, Irvington, Mission San Jose, Niles, and Warm Springs were separate towns until 1956, and they still act like it. A Victorian on J Street in Niles has nothing in common with a 2018 tract home in Warm Springs South. A Mission San Jose custom built in 1998 is a different species than an Ardenwood ranch from 1972. I'll never forget the Mission San Jose job from a couple of summers ago. Homeowner called about active leaks on a 1995 custom home with a complicated cross-hipped roof over a 4,800 sq ft footprint. Climate and Challenges Across Fremont

Split climate. Fremont runs about 17-20 inches of rain a year, but where you sit in the city matters more than the average. Summers are hot, 82°F is a typical July high in Centerville, and Mission San Jose and Irvington hills can push 90-92°F on bad days. Winters are cool and relatively dry compared to north Alameda County. Thermal cycling is real here. Dark asphalt shingles on south and west slopes age faster than the same product in Berkeley or Oakland.

Mission Peak foothills fire zone. The eastern edge of Fremont, parts of Mission San Jose, the hills above Weibel, and properties backing up to Mission Peak and Ed R. Levin — sit inside the Very High Fire Hazard Severity Zone. Chapter 7A applies: Class A roof assembly, ember-resistant vents, noncombustible gutters. We check this first on every hills-adjacent job.

Warm Springs commercial and tech corridor. South Fremont and Warm Springs are dense with commercial, light industrial, and newer multi-family buildings. Flat-roof membrane work is common here, and it's a different job entirely from the tract-home shingle work in Ardenwood.

Tree debris. Fremont's older districts. Niles, Centerville, Irvington, have mature tree canopies. Leaf and needle debris in valleys and gutters accelerates decay on any roof that doesn't get cleaned regularly.

Soil and foundation movement. Fremont has areas of expansive clay soil that shift seasonally. On older homes we sometimes see roof framing stressed by foundation movement below, which shows up as cracked shingles along consistent lines. We flag this when we see it.

Straight tear-off, new architectural GAF Timberline HDZ, new flashings and vent boots throughout. Two-day install. Owner had been in the house 30 years and said it was the first roof project he hadn't dreaded.

Niles District historic home. 1905 Craftsman on J Street. Original skip sheathing under two layers of composition. Pulled back both layers, overlaid the skip sheathing with OSB, and installed a designer architectural shingle in a dark weathered wood tone. Coordinated with the homeowner on a matching ridge profile for the small town feel of Niles.

Warm Springs commercial TPO. 1990s light industrial building, 7,500 sq ft, active leaks at two HVAC curbs and chronic ponding in a low corner. Tapered insulation to reroute water, 60-mil TPO fully adhered, new curb flashings, new drains. Building owner is a long-term customer who brings us two or three similar jobs a year.
