Brentwood's one of the newer cities we work in, and that cuts both ways. The housing stock is younger, which means fewer structural surprises when we tear off. But it also means a lot of Brentwood homeowners are hitting their first major roof replacement right now, and the builder-grade shingles from the 1998-2010 boom weren't spec'd for the climate they ended up living in.

Brentwood Climate and Roofing Challenges

Brentwood is one of the driest spots in Contra Costa County, about 12-14 inches of rain annually, but that doesn't mean it's easy on roofs. Summer highs hit 100-108°F regularly, and the Delta breeze that cools Antioch in the afternoon doesn't always make it this far inland. Brentwood bakes.

A few things we watch for out here:

  • Thermal cycling on south-facing slopes. Same story as Antioch, standard 3-tab and builder-grade architectural shingles fail 5-10 years ahead of warranty. We've been spec'ing cool-roof rated products on most Brentwood reroofs for the last decade.

Recent Brentwood Projects

Shadow Lakes, last August. We just finished a full tear-off on a 1997 two-story in Shadow Lakes. Original builder-grade architectural shingles — the 25-year product that lasted about 26 years in Brentwood's sun. Every south-facing slope was bald at the ridge and the fasteners were backing out in the field. We went back with cool-roof shingles, new underlayment, and upgraded ridge venting. The owner asked if they'd get 25 years again. Honest answer: probably 20-22, with noticeably less heat in the upstairs bedrooms.

Brentwood Country Club, 2022. A concrete tile roof on a 2003 custom home started leaking into a master bath at year 19. The tile itself was fine — it usually is — but the underlayment was completely gone. We did a full tile lift, replaced the 30-pound felt with a high-temp self-adhered membrane, repaired a few cracked tiles, and relaid. The tile will outlast the owner. The underlayment should now get 30-plus years instead of the original 20.

Summer's Edge, two winters ago. Called out for an emergency leak after a February storm. Homeowner had a bucket in the living room. We tarped that night, came back the next day and found three failed pipe boots and two feet of rotted decking at a valley intersection. The boots had been installed with no caulk and no lead flashing — just plastic collars that had UV-cracked around year 10. Replaced all eight boots on the roof while we were up there, patched the decking, and kept the rest of the roof. Bought them another 6-8 years before the full replacement conversation.
