The tile will outlast the owner. The underlayment now gets 30-plus years instead of the original 20.
Summer's Edge — 2023. Emergency leak after a February storm — homeowner had a bucket in the living room. We tarped that night. Found three failed pipe boots and two feet of rotted decking at a valley intersection. Replaced all eight boots, patched the decking, bought them another 6-8 years before full replacement.
