Recent Brentwood Projects

Shadow Lakes — 2025. Full tear-off on a 1997 two-story. Original builder-grade 25-year shingles lasted 26 years in Brentwood's sun. South-facing slopes were bald at the ridge. We went back with cool-roof shingles, new underlayment, and upgraded ridge venting.

The owner asked if they'd get 25 years again. Honest answer: probably 20-22, with noticeably less heat in the upstairs bedrooms.

Brentwood Country Club — 2022. Concrete tile roof on a 2003 custom home began leaking into a master bath at year 19. The tile was fine — it usually is — but the underlayment was gone. We did a full tile lift, replaced 30-pound felt with a high-temp self-adhered membrane, and relaid.

The tile will outlast the owner. The underlayment now gets 30-plus years instead of the original 20.

Summer's Edge — 2023. Emergency leak after a February storm — homeowner had a bucket in the living room. We tarped that night. Found three failed pipe boots and two feet of rotted decking at a valley intersection. Replaced all eight boots, patched the decking, bought them another 6-8 years before full replacement.
