Here's what nobody tells you about roofing in Albany: the houses are cheap to re-roof, but they're tricky. Most of the housing stock is 900-1,200 square foot bungalows built in the 1920s through 1950s, and the small square footage keeps material cost down. The trick is what's under the shingles. We find asbestos in the original underlayment more often than not on pre-1978 Albany bungalows. If your contractor doesn't test for it before tear-off, you've got a problem.

Jackson Street bungalow overlay. 1947 small tract home where the existing single-layer composition roof was still in acceptable condition but aging. Homeowner wanted a few more years before full replacement. We installed a second layer overlay (permitted, code-compliant at the time of the work), new flashings at penetrations, and new gutters.
