An Orinda homeowner enrolled in our fall maintenance plan in 2018. Her house sits on a wooded lot with two big oaks that drop leaves straight into the north valley every autumn. Without clearing, that valley fills within six weeks and the trapped debris holds moisture against the shingles all winter. We've been out there every September for eight years, cleaning the valley, clearing the gutters, checking the flashings, resealing the bathroom vent boot when it needs it. Her roof is a 2003 GAF Timberline 30 — it should have been retired at year 25 (so, 2028). Last inspection, it still had another 4-5 years in it, realistically. Here's the honest truth about roofs: they don't fail suddenly. What Roof Maintenance Actually Involves

A maintenance visit is a combination of cleaning, inspection, and small-scale preventive repair. It's not a shortcut around major repair work, and it's not a sales visit. The scope on a standard visit covers:

  • Debris removal. Valleys, around chimneys and skylights, behind wall-roof intersections, in the dead zones where leaves collect. We use leaf blowers on the roof surface and hand-clear anywhere the blower can't reach.
  • Gutter and downspout cleaning. Full gutter run flushed with water, downspouts tested for flow, any clogs cleared.
  • Flashing inspection and touch-up. Chimneys, skylights, walls, penetrations. If sealant is cracking or pulled away, we reapply with GAF WeatherBlocker, Henry 208R Wet Patch, or Geocel 2300 depending on application.
  • Fastener reseal. Any exposed nail heads get a dab of sealant before UV finishes them off.
  • Moss and algae treatment. Where needed, we apply zinc sulfate solution and recommend zinc strip installation on chronic moss slopes.
  • Ventilation check. Soffit vents confirmed clear (insulation doesn't block intake), ridge vents confirmed unclogged, gable vents confirmed functional.
  • Attic visual. Quick check of the decking underside, looking for new staining or moisture that wasn't there last visit.
  • Minor repair within plan limit. On our Comprehensive plan, up to $200 of minor repair (a cracked shingle, a failed vent boot, a small flashing patch) is included per year.
  • Written condition report. Photos of everything inspected, everything cleaned, and everything touched up.

When You Need a Maintenance Plan

Maintenance makes the most sense at specific points in a roof's life:

  • Years 3-10 on a new roof. This is when most warranties require documented maintenance, and when small issues (a loose ridge cap, a failed sealant joint) are cheapest to catch.
  • Years 10-20 on a mid-life roof. The age when flashings start aging out and debris accumulation starts mattering.
  • Years 15+ on an older roof. Maintenance becomes triage — we're extending life until replacement makes sense.
  • Any roof on a wooded lot. Orinda, Moraga, Lafayette, parts of Walnut Creek and Alamo, the tree coverage alone justifies annual cleanup.
  • After extreme events. Post-Diablo wind check, pre-winter prep, spring storm recovery, summer UV damage review.

We don't recommend paid maintenance for roofs under 3 years old (still in the manufacturer's honeymoon) or roofs past their service life (replacement is the right call, not more maintenance).

Specific Scenarios We Handle

Post-Diablo wind check. After a strong offshore wind event (usually October or November in the East Bay), we do a quick inspection for lifted shingles, displaced ridge caps, and debris impact damage. For plan members, this is included outside the regular visit schedule.

Pre-winter prep. The main fall visit. Gutters cleared, valleys cleaned, sealant touched up, flashings inspected. This is the single most valuable visit of the year because it sets your roof up for the wet season.

Spring storm recovery. After the rainy season ends, we check for winter damage, clear spring debris, and verify nothing loosened up under wind load.

Summer UV damage review. On roofs past 15 years, we look at granule loss and shingle flexibility. UV is the slowest killer but the most consistent one.

Moss prevention on shaded slopes. Moss lifts shingle edges and traps moisture. Zinc strips at the ridge line plus periodic zinc sulfate treatment keeps it under control. We install zinc strips as an upgrade on chronic-moss properties for about $300-$600 depending on slope count.

Pre-sale maintenance. If you're planning to list the house within 18 months, a maintenance visit is one of the cheapest things you can do to avoid an inspection-period negotiation.

Materials and Products We Use

Our maintenance visits use products that are compatible with the major shingle and tile brands so we're not creating warranty issues:

  • Zinc strip systems — physical metal strips installed at or near the ridge to shed zinc ions down the roof surface with every rain. Primary moss prevention on shaded slopes.
  • Zinc sulfate and copper sulfate treatments — chemical moss control for existing growth.
  • Henry 208R Wet Patch — for flashing touch-ups and emergency seal work during the rainy season.
  • Henry 107 roof coating — cool-roof coating for flat and low-slope sections where a refresh extends service life.
  • GAF WeatherBlocker sealants — compatible with GAF shingle lines, maintains warranty.
  • Geocel 2300 Construction Tripolymer sealant — our go-to for flashing and penetration work because it bonds to almost everything and stays flexible.
  • CertainTeed Roofers Select underlayment — for any small underlayment patches during plan-included minor repairs.
  • Oatey Perma-Boot replacement boots — vent boot replacements on plan visits when the original rubber has cracked.

All of our plan-visit materials are compatible with the GAF Golden Pledge and CertainTeed 5-Star warranty programs. We won't use anything that would void your manufacturer coverage.

Why Maintenance Matters for Your Warranty and Insurance

Two things most homeowners don't know:

Manufacturer warranties. GAF and CertainTeed both include maintenance language in their warranty documents. Roofing warranties don't cover issues caused by neglect — clogged gutters that cause eave rot, blocked ventilation that cooks shingles from underneath, moss left to grow for a decade. If you file a warranty claim and the manufacturer sees evidence of neglect, they can deny coverage. Documented annual maintenance is how you demonstrate you held up your end. Our reports are exactly the documentation format manufacturers ask for.

Insurance claims. When you file a claim for storm damage, adjusters look at overall roof condition. A well-maintained roof gets full claim value. A neglected roof often gets denied or pro-rated on the argument that pre-existing conditions contributed to the damage. Maintenance history is ammunition for your claim.

Early issue detection. Every year we're on your roof, we're a year closer to catching things when they're $150 fixes instead of $1,500 repairs. A chimney flashing reseal during a maintenance visit is included in the plan fee. Wait until it's leaking and it's $1,200-$2,500.

Code and Compliance Notes

Maintenance work doesn't typically trigger permits under CRC R105.2 because we're not exceeding the one-square (100 sq ft) exemption threshold. For any plan-included repair that would exceed that threshold, we notify you, switch from "maintenance" to "repair" billing, and pull the permit if your jurisdiction requires it. Homes in the Very High Fire Hazard Severity Zone under California Building Code Chapter 7A have specific vent and flashing requirements that we factor into every maintenance touch-up — we won't install a component that would take your roof out of Chapter 7A compliance.

That's roughly $2,000 per year of deferred replacement cost on a typical $22,000 roof. Plans also preserve manufacturer warranty coverage (GAF and CertainTeed both require reasonable maintenance) and strengthen insurance claims.

What's included in a maintenance visit?

Does my GAF or CertainTeed warranty require maintenance?

Yes. Both GAF and CertainTeed include maintenance language in their warranty terms. Neglect-related issues (clogged gutters causing eave rot, blocked ventilation cooking shingles, moss left untreated) can void claims. Documented annual maintenance is the cleanest way to keep your coverage honest, and our reports are formatted exactly the way manufacturers want to see them.

Can I sign up mid-year?

Yes. Sign up anytime and we'll schedule your first visit within 2-3 weeks, then align future visits to the optimal seasonal windows (early fall primary, early spring secondary). If we find urgent issues on the first visit, they're flagged immediately regardless of the calendar.

Is there a contract?

No. You can cancel anytime without penalty. Most plan members stay enrolled for 5+ years because the math works out, but we don't lock anybody in. If you move or sell the property, we can transfer the plan to the new owner or cancel it cleanly.

When a Maintenance Plan Doesn't Make Sense

If your roof is already past its expected lifespan and showing widespread failure, heavy granule loss, multiple leaks, sagging decking, a maintenance plan is putting a Band-Aid on a patient that needs surgery. We'll tell you honestly if your money is better spent on replacement than annual maintenance. Also, brand-new roofs (under 3 years) rarely need paid maintenance beyond keeping gutters clean.
