Pinole Valley, August. We just finished a tear-off on a 1968 ranch that had two existing layers and active moss covering about 40% of the north slope. When we pulled the layers back, the decking was surprisingly intact — the moss had been held off the sheathing by the second layer. We tore off to the original skip sheathing, overlaid 7/16 OSB, installed synthetic underlayment, and put on new architectural shingles with zinc strips at every ridge. Added a ridge vent where the original build had only gable vents. The homeowner couldn't believe how much brighter the attic was.

Pinole Shores, last winter. Hillside home with bay views and a 1992 original roof. The shingles on the bay-facing slope were visibly more worn than the street side — same age, different exposures. We did a half-roof replacement on the two affected slopes with stainless fasteners and upgraded flashing. The street-side roof has another 5-7 years before it catches up. Matched the color so you can't tell from the driveway.

Old Town Pinole, two years ago. 1918 Craftsman on Tennent Avenue. Original owner had passed, new owners inherited a roof that was three layers deep with active leaking at two valleys. Full tear-off to skip sheathing, structural reinforcement on a couple of undersized rafters, new OSB overlay, and dimensional composition shingles in a weathered wood tone to match the historic character.
