Materials We Install

Asphalt shingles — the dominant residential material for good reason. Best cost-to-performance ratio in the market. We install GAF Timberline HDZ (our most common specification), GAF Grand Sequoia, GAF Camelot II (designer), CertainTeed Landmark and Landmark Pro, CertainTeed Presidential Shake (designer), Owens Corning Duration and Duration Storm, and Malarkey Legacy for homeowners who want a recycled-content option with strong impact resistance.

Concrete and clay tile — long service life (50-100 years), excellent fire resistance, and period-correct for Spanish, Mediterranean, and Tuscan architecture. Boral and Eagle are our primary suppliers for concrete tile; US Tile for clay. Weight is a structural consideration — we verify framing capacity before specifying tile on a home that wasn't originally framed for it.

Metal roofing — standing seam (the contemporary choice), stone-coated steel (Decra, which looks like shingle or tile from the ground), and architectural metal panels. Service life is 40-70 years. Cost runs 2-3x asphalt but outlasts it by 2-3x. Excellent for WUI fire zones and hillside homes.

Natural and synthetic slate — the premium choice for historic, high-end, and architecturally significant homes. Natural Vermont or Virginia slate runs 75-150 years. Synthetic slate (DaVinci, Inspire) is considerably cheaper, significantly lighter, and visually convincing from the street.

Flat roof systems — TPO, PVC, and modified bitumen for low-slope additions, mid-century flat sections, and contemporary homes with flat elements. We use GAF EverGuard TPO and Carlisle SynTec for most flat installations.

Our Process

1. Free consultation. We visit the home, walk the roof, check the attic, look at ventilation, and talk through what you want. 60-90 minutes, no pressure.

2. Detailed written estimate. Line-item scope, material specifications, timeline, warranty, and total price. Nothing hidden, nothing vague. You can compare it line-by-line against any other bid.

3. Contract and permit. Once you sign, we pull the permit with your city or county (Contra Costa County ePermits, Oakland Permits Online, Alameda County jurisdictions, and so on). Permit time varies from same-day to 2-3 weeks.

4. Material ordering and scheduling. We lock in delivery, confirm the install window with you, and coordinate any ancillary trades (solar disconnect, HVAC vent, painter touch-up).

5. Installation. Tear-off, deck inspection and repair, underlayment, flashing, new roofing material, ridge and hip installation, cleanup. Same crew from day one to final nail.

6. Final inspection and warranty registration. City inspection signed off, manufacturer warranty registered in your name, final walkthrough with the homeowner, and paperwork delivered.

7. Follow-up. We call 30 days after installation to check in. We call again at 1 year, and annually after that through the warranty period.

Warranty Summary

Our workmanship: 10 years on repairs, lifetime on full replacements. Non-prorated, transferable on primary residences.

GAF Golden Pledge (available only through GAF Master Elite contractors, which we are): 50-year non-prorated material warranty, 25-year workmanship coverage backed by GAF directly, transferable once within 20 years. This is the strongest asphalt shingle warranty in the industry and it's one of the main reasons we stay certified.

CertainTeed SureStart PLUS (available only through SELECT ShingleMaster contractors, which we are): 50-year non-prorated material, 25-year workmanship. Similar structure to the GAF Golden Pledge.

Manufacturer material warranties range from 25 years (basic 3-tab) to lifetime non-prorated (designer and premium lines) depending on product.

Code Requirements for Residential Roofing

Residential roofing work in the East Bay falls under the 2022 California Residential Code (adopted by every East Bay jurisdiction with minor amendments). Key sections we work with constantly:

Start with three questions. How long are you staying in the home? What's your budget? And what does your neighborhood look like architecturally? If you're there 10+ years, metal or tile usually pays back. Budget-conscious with a 10-20 year horizon? Architectural asphalt shingles are the best value in the market. In a WUI fire zone? Fire-resistant metal or tile is the smart long-term call. Historic or architecturally-controlled neighborhoods may dictate the material regardless. Do you handle the entire project or just the roof?

The manufacturer warranty varies by product — GAF Golden Pledge (50-year non-prorated, transferable, covers both material and workmanship, available only through GAF Master Elite certified contractors like us) on eligible full replacements, CertainTeed SureStart PLUS (50-year) on SELECT ShingleMaster-installed systems, and standard lifetime material warranties on most asphalt shingles.
