Frequently Asked Questions
Answers to common roofing questions: costs, materials, timelines, insurance claims, warranties, and when to repair vs replace.
How much does a new roof cost in the East Bay?
Most residential roof replacements in the East Bay run between $8,000 and $25,000, depending on roof size, pitch, material, and complexity. A standard 1,500–2,000 sq ft single-story home with architectural shingles typically falls in the $12,000–$18,000 range. Tile and metal roofs cost more. We provide free written estimates with line-item pricing — no hidden fees, no surprises.
How long does a roof replacement take?
Most residential roof replacements take 1 to 3 days. A straightforward tear-off and re-roof on a single-story home is often completed in a single day. Multi-layer tear-offs, steep pitches, complex flashing, or tile/metal installations may take 3–5 days. We'll give you a specific timeline before work begins.
Repair when damage is isolated — a few missing shingles, a localized leak, or minor flashing failure. Replace when your roof is over 20 years old, has widespread granule loss, shows signs of decking rot, or has been patched multiple times. A good rule: if the repair costs more than 30% of a replacement, replace. Our estimators will be straight with you about which option makes financial sense.
Do you handle insurance claims?
Yes. We work directly with every major homeowner's insurance carrier in California. We'll document the damage, provide the insurer with detailed photos and scope of work, and meet the adjuster on-site if needed. We don't inflate claims or play games — we document what's actually damaged and get you what you're owed. You pay only your deductible on covered losses.
We install every major residential roofing material:
- Asphalt shingles — GAF Timberline HDZ, CertainTeed Landmark Pro, Owens Corning Duration
- Concrete & clay tile — Eagle Roofing, Boral, US Tile
- Metal roofing — Standing seam, corrugated, stone-coated steel
- Flat/low-slope — TPO, modified bitumen, built-up roofing
- Synthetic — DaVinci, Brava composite slate and shake
- Wood shake — Fire-treated cedar (where code allows)
We'll recommend the best material for your home's architecture, budget, and climate zone.
Do I need a permit for roof work?
In most East Bay cities, yes. A full roof replacement requires a building permit. Repairs under a certain threshold (usually under $500 in material) sometimes don't. We pull all required permits and schedule the city inspection. Never hire a contractor who tells you permits aren't needed for a full re-roof — that's a red flag.
Absolutely. We hold California Contractor's License CA #987654, with full general liability insurance and workers' compensation coverage on every project. We're also bonded. We'll provide certificates of insurance on request — and we recommend you ask any contractor for the same before hiring them.
What is GAF Master Elite certification?
GAF Master Elite is the highest credential GAF awards to roofing contractors. Only 2% of roofers in North America qualify. Requirements include proper licensing, adequate insurance, a proven reputation, and ongoing factory training. The benefit to you: we can offer GAF's strongest warranties, including the Golden Pledge Limited Warranty — up to 50 years of material and 25 years of workmanship coverage.
Yes. We provide 24/7 emergency response for active leaks, storm damage, tree impacts, and fire damage. Call (925) 722-4916 anytime — including nights, weekends, and holidays. We'll dispatch a crew for emergency tarping and temporary repairs, then schedule the permanent fix as soon as conditions allow.
How do I know if my roof is leaking?
Common signs of a roof leak:
- Water stains on ceilings or walls (brown/yellow rings)
- Dripping or moisture in the attic
- Musty smell in upper floors
- Missing, cracked, or curling shingles
- Daylight visible through the attic roof boards
- Granules accumulating in gutters
If you see any of these, call us for a free inspection. Catching a leak early can prevent thousands in structural damage.
What warranty do you offer?
We provide a 10-year workmanship warranty on every installation — covering labor, flashing, and installation quality. On top of that, manufacturer warranties cover materials for 25 to 50 years depending on the product. As a GAF Master Elite contractor, we can offer the GAF Golden Pledge warranty — the strongest in the industry. See our warranty page for full details.
How do I choose a roofing contractor?
Five things to verify before hiring:
- Active California contractor's license — check at cslb.ca.gov
- Workers' compensation insurance — ask for a certificate, not just a verbal confirmation
- Written estimate with line-item pricing and material specifications
- Manufacturer certifications — GAF, CertainTeed, or Owens Corning credentials mean the contractor meets real standards
- Physical address — not just a P.O. box. Drive-by companies disappear when warranty claims come in.
We meet all five. Many contractors don't.
Do you offer financing?
Yes. We offer 0% interest financing for 12 months and extended payment plans up to 144 months. Monthly payments start as low as $99. No money down options available for qualified homeowners. See our financing page for details.
How far in advance should I schedule my roof replacement?
During peak season (spring and summer), we recommend scheduling 2–4 weeks in advance. Fall and winter tend to have shorter lead times — often 1–2 weeks. Emergency and storm damage jobs are prioritized regardless of season. The sooner you call, the sooner we can lock in your date.
Will you replace my gutters during the roof job?
We can, and it's often the best time to do it. Since the crew is already on-site and the old roofing is stripped, gutter replacement during a re-roof is more efficient and less expensive than doing it as a separate project. We install aluminum seamless gutters, downspouts, and gutter guards. Ask your estimator for a bundled quote.
What happens on the day of installation?
Here's the typical sequence:
- Crew arrives between 7:00–7:30 AM. We place tarps to protect landscaping and set up material staging.
- Tear-off — Old roofing is stripped down to the deck. We inspect the plywood for rot and replace any damaged sections.
- Underlayment & flashing — Ice and water shield in valleys and around penetrations. Synthetic underlayment on the field.
- Shingle/material installation — Installed per manufacturer specs.
- Cleanup — Magnetic sweeps across your yard, driveway, and landscaping. We haul away all debris.
- Walk-through — Your project manager reviews the completed work with you before we leave.
Expect noise during tear-off. We recommend keeping pets indoors and moving vehicles out of the driveway.
Do you do commercial roofing?
Yes. We handle flat roof systems (TPO, EPDM, modified bitumen, built-up) for commercial buildings, multi-family properties, HOAs, and property management companies. Commercial projects follow a different estimation process — call (925) 722-4916 to schedule a commercial roof assessment.
